How It Works
Area conversions are essential for property, land and gardening in the UK. Estate agents use square feet alongside square metres, farmers work in acres and hectares, and planners use hectares. This converter handles all common units including square metres, square feet, square yards, acres and hectares.
Key equivalents: one acre is 4,047 square metres or 0.4047 hectares. One hectare is 10,000 square metres or 2.471 acres. A standard football pitch is approximately 0.71 hectares (1.76 acres). One square metre is 10.764 square feet.
UK area units. 1 m² = 10.764 sq ft. 1 hectare (ha) = 10,000 m² = 2.471 acres. 1 acre = 4,840 sq yd = 4,047 m² = 0.405 ha. 1 sq mile = 640 acres = 2.59 km². UK farmland sold in acres or hectares (legal docs metric since 1990s). Football pitch ≈ 1.76 acres (105×68m). Residential UK plot average ~200 m² (0.05 acres). New build UK plot: 75-150 m² typical (smallest in Europe).
UK property area conventions. GIA (Gross Internal Area) — UK residential listings (RICS standard) — internal face of perimeter walls including hallways, excluding garages, eaves under 1.5m. NIA (Net Internal Area) — commercial, excludes columns, stairs. Sample UK home sizes: 1-bed flat 40-50 m² (430-540 sq ft); 2-bed flat 55-70 m²; 3-bed semi 80-100 m²; 4-bed detached 120-160 m². New build average 76 m² (smallest in Europe — France 113 m², Germany 109 m²).
UK property prices per square metre. Average UK 2026: £2,800-£3,500/m² (mid-market). London: £6,500-£15,000/m². Manchester: £2,000-£3,500/m². Cardiff: £1,800-£2,800/m². Sample 2-bed flat in central London 60 m² × £10,000/m² = £600,000. Same flat in Manchester: £150,000-£200,000. Useful comparison metric vs total price — accounts for size differences across cities and property types.
Garden, allotment and farming areas. Allotment standard UK: 250 m² (10 rods, historic). Smaller modern allotment: 125 m² (5 rods). Average UK garden: 188 m² (Ordnance Survey 2019). Patio paving slab 600×600mm = 0.36 m². Decking board (145mm × 3.6m): 0.52 m² coverage. Greenhouse standard 1.95 × 2.55m = ~5 m². Vegetable bed 1m × 4m = 4 m². Farm field UK average: 5-10 hectares. Council Tax bands correlate with floor area but set on 1991 capital value.
Surface area calculations. Painting walls: 4-wall room = perimeter × ceiling height − doors/windows. Sample 4m × 3m × 2.4m room: perimeter 14m × 2.4m = 33.6 m² gross − 1.8 m² door − 1.5 m² window = 30.3 m² to paint. Each litre paint covers ~12 m² per coat. Re-roofing: pitched roof area = (length × rafter length) × 2 for gable roof. Sample 8m × 5m × 30° pitch: rafter length = 5/cos(30°) = 5.77m. Area = 8 × 5.77 × 2 = 92 m² of roof tiles needed.
Example: Converting 1,200 square feet
- 1,200 sq ft = 111.48 sq m
- 1,200 sq ft = 0.0275 acres
- 1,200 sq ft = 0.01115 hectares

- Property areas — what UK estate agents quote.
- GIA (Gross Internal Area) — UK residential listings since RICS guidance — measured to internal face of perimeter walls including hallways, but excluding garages, sheds, eaves under 1.5m height. Net Internal Area (NIA) — commercial, excludes columns, stairs. Sample UK home areas: 1-bed flat 40-50 m² (430-540 sq ft); 2-bed flat 55-70 m²; 3-bed semi 80-100 m²; 4-bed detached 120-160 m²; Roy 'Royal' avg new build 76 m² (smallest in Europe). Price per sq ft: London avg £700-£1,500; Manchester £200-£400; rural £150-£250.
- Land area for planning and gardening.
- Allotment plots: standard UK allotment = 250 m² (10 rods, historic measure). Small modern allotment = 125 m² (5 rods). Domestic garden: average UK garden 188 m² (Ordnance Survey 2019). For lawn seed: 35-50 g/m². For fertiliser: 30-50 g/m². Patio paving slab 600×600mm = 0.36 m² each. Decking boards: 145mm wide × 3.6m long = 0.52 m² coverage. Greenhouse standard 1.95 × 2.55 m = ~5 m².
- Tax implications of area — Council Tax and bands.
- Council Tax bands set 1991 based on (predicted) capital value, not area — but band correlates with property size. Larger area generally = higher band: Band A typically <50 m²; Band D 75-110 m²; Band H 200 m²+ (varies massively by region). New extensions don't trigger reband during ownership, but next buyer may pay higher band. Welsh bands rebanded 2003 (next planned 2028); English bands unchanged since 1991 — chronic mismatch with current values. Annual ground rent (leasehold) and service charges often calculated per sq ft.
