How It Works

Price per square foot is a standard metric for comparing property values across different sizes and locations. The calculation is straightforward: divide the property price by its total internal floor area in square feet. For example, a £300,000 property with 1,000 sq ft has a price per square foot of £300.

UK averages vary enormously by location. Central London can exceed £1,500/sq ft, while parts of Northern England and Wales may be under £150/sq ft. Comparing price per square foot helps identify whether a property is competitively priced relative to similar homes in the area and whether you are getting value for money.

Cardiff: £170-£280/sqft. Liverpool: £140-£240/sqft. Bristol: £350-£500/sqft. Edinburgh: £300-£450/sqft. Cambridge: £400-£600/sqft. Premium boroughs Mayfair/Kensington: £2,000+/sqft.

Calculating per-sqft. Property price ÷ square footage. Sample 800 sqft flat at £300,000 = £375/sqft. Compare against neighbourhood average to assess value. Why per-sqft matters more than total price. Two £400k properties: one 1,000 sqft = £400/sqft (good value); one 700 sqft = £571/sqft (premium for location/amenity). Compare like-for-like. Useful for: investment decisions, value assessment, identifying overpriced or undervalued properties. London £700+/sqft typical; £1,000+/sqft = prime; under £400/sqft = good value (suburbs/outer Zones).

Size vs price — UK regional variation. Sample 1,000 sqft property cost: London Zone 1: £700k-£1.4M. London Zone 5-6: £400-£700k. Manchester city centre: £180-£320k. Liverpool: £140-£240k. Newcastle: £130-£200k. Sunderland: £75-£140k. Same square footage = same usable space, but vast price difference reflects location desirability, jobs, amenities, transport.

UK new-build property sizes. Average UK new-build home 2024: 76 m² (818 sqft) — smallest in Europe. France average 113 m² (1,216 sqft). Germany 109 m² (1,173 sqft). Reason: UK developers maximise number of homes per plot. London new builds particularly small: average 60-70 m² for 2-bed flat. Older properties typically larger: 1930s semi 80-100 m² (3-bed); Victorian terrace 90-130 m² (3-bed). Always check floor plan size before buying.

Example: £425,000 property, 120 sq m (1,292 sq ft)

  1. Floor area: 120 sq m = 1,292 sq ft
  2. Price per sq ft: £425,000 ÷ 1,292 = £329/sq ft
  3. Price per sq m: £425,000 ÷ 120 = £3,542/sq m
  4. Local average: £310/sq ft — property is 6% above average
  5. At average rate: property would be worth £400,520
